Our Story

I came to Phangan to build a chatbot.
Three years later, I’m still here.

My name is Liran. Everyone calls me Liam. (Miller — like the beer. It works.)

I’ve been using AI tools in my daily work since 2022 — back when most people were still calling it fancy autocomplete. I was looking for ways to improve communication in tourism, specifically over WhatsApp. In early 2023, I left Israel for Koh Phangan to validate the product.

The chatbot works. We call it Kaite Bloom. But something else happened along the way. A friend asked for help finding a villa. I introduced him to a developer I trusted. He told three friends. Three years and dozens of transactions later — this is what we do.

01Primary

Developer Marketing Fee

We run digital marketing campaigns for vetted developers — paid by us, on our budget. We qualify their leads through our AI platform in 6 languages. When a buyer we introduced closes, the developer pays us a fixed marketing fee. This does not change your purchase price.

02Optional

Buyer's Protocol

For buyers who want hands-on navigation — search, vetting, legal coordination, registration, move-in support. THB 100,000 (~$2,800). Fee disclosed up front. Entirely optional. You can buy from a developer we introduce without it.

03Post-Purchase

Lifestyle Services

KPIH Studio — property styling and setup by Chen (selecting finishes, sourcing furniture, soft furnishings). Property Management — connections to vetted local managers. Separate pricing. Disclosed before any work begins.

How foreigners actually own property in Thailand.

Let’s clear something up immediately: foreigners cannot own land in Thailand. That’s been the law since the 1950s. Here are the three real paths that work.

Leasehold

A 30-year lease registered at the Land Office. Your name on the official registration. You own the lease right + the structure via Superficies.

  • 20–30% cheaper than equivalent freehold
  • Registered at the Land Office
  • Inheritable within the 30-year term
  • The clean path — no grey areas
02Path

Thai Company

A Thai limited company with a legitimate Thai partner (spouse, family, or genuine business co-owner) holding 51%. The company owns the land.

  • For buyers with real Thai relationships
  • Requires legitimate Thai shareholder
  • 2026 enforcement is strict — no nominees
  • We don't help with nominee structures
03Path

Treaty of Amity

For US citizens only. Allows 100% ownership of a Thai company without a Thai partner — bypassing standard Foreign Business Act restrictions.
